Me only 6 weeks but many have been here for 7, 10, and one couple 17 years!

Moved in 6 weeks ago and continue to find things to love about the place. Only a few blocks from DC and my apartment overlooks treetops right behind me. I get to listen to the noises of the woods at night from my very spacious balcony. The metro, shopping is well within walking distance but there is also a neighborhood shuttle to take you to all the key places. Renters as well as the front desk and other building staff are very helpful and polite. People I never met say hello in the elevator and have a nice evening. The rooftop pool is clean and inviting. Haven't tried the gym yet but it too overlooks the treetops. Apartments are amazingly spacious. My one bedroom is about 1000 square feet. While the bathroom is a bit tight on space for one, it's very doable. As an old building though, there is little noise between floors. I love it!

Ms.

NPA is a great place to live. The location is superb...tucked away in a real neighborhood and within walking distance of fabulous shopping including Whole Foods. Public transportation is very convenient and the neighborhood shuttle is very reliable. It's a great way to meet neighbors, too! The apartments are well maintained and a recent common area refresh creates a clean welcoming feeling. I have and will continue to recommend the building.

Falling apart; nothing ever fixed

First hot day of the summer--A/C is broken down by 3pm, again! Rent was raised this year... obviously just lining their pockets, while the critical systems in building fall further into disrepair. Can't wait to get out of here! Used to be a good place to live, but Capitol Properties is so cheap that the place is falling apart. In any given week, you can expect for the water, A/C, elevators, or some combination thereof to be out of commission for an extended period. Major concerns like these only have bandages applied, while the little money they do spend goes only toward trying to trick new people into moving in... e.g., touching up paint and light fixtures. Other problems--for instance, the icy breeze that blows in the leaky windows, strong enough to rattle the blinds, all winter long--go completely unaddressed. Oh--and count on them having the audacity to expect rent rises that dramatically outpace inflation, despite the deteriorating conditions.

AC, Heat, Plumbing, & Elevators break down constantly

AC broke down building wide for the 4th time since Memorial Day this year. Same story last year. Management does patchwork temporary repairs so the issue is never resolved. We've been here over 2 years. These are constant, recurring issues and have been since we moved in. The building's water gets shut off without warning for "Emergency Repairs" several times a year. The elevators go out of service for days at a time, several times a year. AC fails anytime the outside tempt gets above 90. Heat in the winter is jsut as unreliable. We were lured in with promotions and first month free discounts. Our rent has been raised 3.5% annually since then. We've had enough. Time to leave.

The worst shape our building has even been

I have lived in this building for more than 12 years now . . . and this is the worst shape that our building has even been . . . it is clear that the building’s owners and management care only about getting new tenants in but do NOT care about the residents that are living here already. The so-called “Gym” is a case in point. When you come to tour the building, the leasing office will take you to the top floor and show you the “state of the art” gym. You will be impressed, thinking that you found a great place to live . . . but watch out . . . you’ve been warned . . . most of the equipment in the Gym is either broken or does not function well . . . for the past few years!!! Repeated requests to management by many residents to correct the malfunctions goes unanswered, blaming budget constraints or just plain old lack of care . . . for at least the past 2 years. Examples include: 1. The only weight/flex machine has been broken for more than 6 months; 2. Treadmills either do not work or not properly leveled (injuring every person that uses them); 3. We are missing the critical 30 pounders dumbbells for the past 2 years now (yes, we have 25 lbs. and 35 lbs., but no 30 – I know, crazy), and management says that they have no budget to buy replacement dumbbells (even when you can get a pair for $70 on amazon); 4. An elliptical has not been functioning for at least 3 months; 5. TVs are present but most do not function, and those that do have no headphone connectivity – get ready to hear various programs simultaneously when 2 or more residents wants to watch different programming; 6. We used to have a water cooler . . . it broke . . . so instead of fixing it, they just removed it altogether . . . so now there’s nothing to drink and you must bring your-own water or get dehydrated . . . at the Gym; and 7. The management is pushing residents to sign up for a membership at an independent gym a few blocks away . . . really, I am not kidding . . . likely they get kickbacks for each resident that signs up . . . could that be the real reason why the so-called gym at the building is in such a bad shape? Ultimately I am warning you, do not fall for the bait and switch . . . the Gym may look nice . . . but it is largely non-functioning.
